Advice on signing a lease for a place under renovation

Hello, I am looking with some other people for a nice place for the school year and I've ran across some places that are currently under renovation. I am interested in knowing what protection if any I have entering a lease with a landlord while the place is still under renovation. Do I have recourse if the renovation is not finished by the move in date? Is it possible to create a clause in a contract voiding the lease if the renovation is not finished? Does anyone have any experience in this situation?

I have looked briefly at the Landlord and Tenant Board website, but I haven't found help.
